CREAssist vs county GIS and spreadsheets.
County records remain essential. The choice is whether to organize each search yourself or use a ZIP-based workspace for discovery, similar-parcel research, and a saved Buybox.
CREAssist is narrow on purpose: industrial parcels first.
CREAssist is built for brokers, investors, and site-selection teams whose first question is about industrial and commercial land: which parcels exist in this ZIP, what does the record actually say, and which other parcels look like the one I already understand. It is not trying to be a nationwide owner database or an outbound contact engine.
That focus is a trade-off, not a slogan. A narrower tool can show you its work more plainly, but it will also cover less ground. If your workflow is mostly about reaching owners at scale across many asset types, a broader platform may be the better fit, and this page says so where it applies.
Direct research gives you control—and responsibility for the joins.
A DIY workflow can start in a county map or assessor portal, then move selected records into a spreadsheet. You choose the fields, formulas, notes, and review process. For a small local assignment or a familiar county, that can be the right approach. CREAssist is not affiliated with county governments or spreadsheet vendors.
When combining sources, you need to check parcel identifiers, field meanings, units, dates, and duplicate records yourself. Portal features, download access, fees, licensing, and update schedules vary by jurisdiction. This is a workflow comparison, not a claim that every county portal has the same limitations.
Explainable matches, not a mystery number.
Find Similar in CREAssist compares parcels using deterministic rules over recorded attributes such as property type, location, property size, and assessed value. The same inputs return the same matches, and you can see which attributes drove a result. The product does not generate AI scores.
To be precise about what that means: CREAssist does use software features beyond plain filtering, and we do not claim the product is free of AI. What we do claim is narrower. Parcel matching is rule-based and repeatable, and a match is a similarity statement about recorded fields. It is not a valuation, an estimate of what a property is worth, or a prediction that an owner will sell or a deal will close.
Field-level transparency, including the gaps.
Property records in CREAssist show which fields came from the source and which are missing. A blank field means the source did not supply it or we could not map it, not that the property lacks the feature. Where a county source link exists, it is shown so you can check the original record yourself.
Owner names and mailing addresses appear only where the source supplies them. CREAssist does not provide owner phone numbers or email addresses and does not perform skip tracing. Source links and individual fields may be missing, and coverage is not complete nationwide; it varies by county and changes as sources are added, updated, or restricted.
Pay for a workspace, not a replacement for the source.
CREAssist Starter is $99/mo equivalent, billed $1,188 annually, or $119 billed monthly. Pro is $159/mo equivalent, billed $1,908 annually, or $199 billed monthly. Eligible accounts can use one 14-day Pro trial with no credit card; the trial starts only when you explicitly start it and never charges automatically. Paid availability is shown on the pricing page.
DIY costs depend on the county, the spreadsheet software you use, and the time required to gather and maintain your research. We do not claim a universal cost or time saving. If a source lacks a field, CREAssist cannot promise it; if your ZIP is unsupported, use the coverage directory before choosing a plan.
For material property facts, zoning interpretations, and current ownership, check the responsible county source. Neither a spreadsheet nor a CREAssist similarity match establishes availability, value, development rights, or an owner’s intent to sell.

Frequently asked questions
Does CREAssist replace the county GIS or assessor?
No. County sources remain important for verifying material property facts. CREAssist organizes supported parcel records and research; coverage, freshness, fields, and source links vary.
Are county portals and spreadsheets free?
Costs and access terms vary by jurisdiction and software. Check the relevant portal’s download and reuse terms. There is no universal DIY price or guaranteed saving.
When should I stay with a spreadsheet?
A spreadsheet may fit a small local assignment, custom analysis, or research outside CREAssist’s supported coverage. You remain responsible for checking source dates, identifiers, units, and duplicates.
